Tristar Port Inc. is proposing a 50-acre logistics and industrial support hub on the West Bank Demerara to serve Guyana’s growing offshore energy industry.

The project proposal was published by the Environmental Protection Agency (EPA) on August 26. Known as Track 1 of the Tristar Gateway Park, the site forms part of a wider 300-acre development.

Track 1 covers approximately 50 acres across parts of Hermitage and Reynstein in Region Three, which are under the jurisdiction of the Malgre Tout/Meer Zorgen Neighbourhood Democratic Council.

The land is owned by Heaven Way Inc., a wholly owned subsidiary of Tristar Inc. The facility is intended to form part of Tristar’s wider port, shorebase and logistics program.

The proposal explained that the company does not plan to use the site as a manufacturing plant. Instead, it will provide land-based space for receiving, storing, handling, testing, inspecting, maintaining and dispatching equipment and materials.

Planned activities include equipment laydown and marshalling, warehousing, project cargo storage and support for offshore and industrial equipment. Fabrication and equipment preparation could also take place, subject to the final site layout and required approvals.

The facility will include engineered yards, internal access roads, drainage systems, fencing, lighting, utilities, offices and worker welfare facilities.

Tristar said the additional logistics capacity will serve offshore operators, industrial clients, project cargo users and equipment owners.

The development is expected to be implemented between 2026 and 2030. Construction could employ between 75 and 150 workers at peak activity, while initial operations are expected to require between 50 and 100 workers.

“The wider Tristar Gateway Park/port and shorebase development program has an indicative capital investment of approximately USD 132 million, with Track 1-specific allocation to be confirmed as design and tenant requirements are finalized,” the project proposal stated.

The EPA determined that the proposed Tristar Gateway Park will not significantly affect the environment and is therefore exempt from requirement to conduct an environmental impact assessment (EIA).

In a public notice published in the Guyana Chronicle on August 26, the agency said the site is not located within an environmentally sensitive area and has no identified critical habitats or species of conservation concern. The EPA also noted that mitigation measures have been outlined to manage potential impacts on soil, water, air quality and noise.

The agency said that the EIA exemption does not constitute approval of the project.

Tristar Gateway Park is the second recent venture being pursued by the company as it expands its footprint on the West Bank Demerara. Tristar Port Inc. previously announced plans for a nearby port facility to support shipping, cargo handling and offshore energy activities.
